Residents of North Close in Saundersfoot have lodged their objections to an outline planning application for Phase One of a proposed residential development on Fan Road.
Objectors attended a meeting of Saundersfoot Community Council this month to highlight their concerns over the application (reference: NP/24/0546/FUL) for three 2-storey houses at Penny Farm.
Their key objection was related to the proposal to access part of the development via North Close. Additionally, residents were concerned about the capacity of the sewage system in the area to support the development of ultimately 36 dwellings.
Saundersfoot Councillors unanimously voted to object to the application, in its current form, with chair Cllr Alec Cormack, stating in a submission to the Pembrokeshire Coast National Park Authority: “Council agrees that Saundersfoot needs affordable housing. When this proposal was included in the LDP we understood that 14 affordable dwellings were to be included in the development.
“However the Planning Statement and DAS submitted makes no mention of any affordable housing. Council trusts that PCNPA will correct this omission.”
Councillors stated that they felt that access to the whole development must come from the new, improved access onto the Fan Road.
Councillors refuted the statement that access via North Close ‘will not result in any detriment to highway safety for existing or proposed users’

“The current proposal appears to be designed around a ‘gravel track’ which, we understand from residents, was constructed without planning permission,” continued Cllr Cormack.
“This is a narrow 1950s estate road, built with no expectation that there would be multiple cars per household. Were this development to proceed, the increased traffic flow would be a serious risk to the health and safety of children playing outside their homes,” he added.
PCNPA’s development management committee will consider the proposals at a later date.
